Cityzen Tower in Tbilisi: The New Design by Zaha Hadid Architects with Cascading Terraces

March 15, 2025

Zaha Hadid Architects has unveiled the design for Cityzen Tower in Tbilisi, Georgia. This 42-story tower, set to be completed in 2028 as the studio’s first project in Georgia, will include apartments, offices, shops, and leisure facilities. The tower features a curved concrete structure that swoops towards the ground, with cascading terraces that reference the nearby Central Park.

Zaha Hadid Architects has stated that the goal of this design is to create a distinctive building in a natural and urban neighborhood. The tower is designed as a vertical extension of nature from Tbilisi’s Central Park, reflecting the city’s natural landscapes. The tower’s terraces on the lower levels face Central Park and will be adorned with plants, cafes, and restaurants.

As the tower rises, the terraces gradually narrow and transform into outdoor spaces for offices and balconies for the apartments on the upper floors. The design of the tower ensures that all apartments receive natural light and offer stunning views. Additionally, the spatial composition transitions from large public areas on the lower floors to smaller private spaces on the higher levels.

Zaha Hadid Architects has incorporated balconies and external louvers to reduce direct sunlight and enable natural ventilation of the building. The tower will be surrounded by public squares and gardens, and pedestrian pathways will connect it to the amenities of the new Cityzen neighborhood.
